1. FLOOR

1.1 Basement Garage Floor
Pre-mix / Asphalt.

1.2 Office Floor
Reinforced concrete slab to structural engineers’ design with screed with finish.

1.3 Balconies
Reinforced concrete slab to structural engineers’ design with screed with finish.

2. WALLS

2.1 External Walls
280mm imperial brick or equal approved cavity walls plastered and painted with Acrylic PVA externally. Internal skin to be plastered and finished with Acrylic PVA.

2.2 Internal Dividing Walls
230 or 110mm imperial brick or equal approved walls to underside of ceiling / concrete floor slab, plastered on both sides and finished with Acrylic PVA.

2.3 Toilet Walls
110mm imperial brick or equal approved walls to underside of concrete slab / into ceiling space, plastered on both sides and finished with Acrylic PVA.

2.4 Partitioning
Drywall partitioning to an allowable of 25,00 running meter per 100m² is included. An allowable of one internal door per 10,00 running meter is also included.

3. WINDOWS

Charcoal / dark grey epoxy coated aluminium windows with fixed glazing or aluminium opening sections as shown. Charcoal / dark grey epoxy coated louvres to allow for future air conditioning units if applicable. All strictly to AAAMSA and SABS standards.

4. DOORS AND DOOR FRAMES

4.1 Front doors and doorframes
Charcoal / dark grey epoxy coated aluminium entrance doors with clear glazed sections strictly to AAAMSA and SABS standards.

4.2 Toilet
Approved wooden doorframes and semi-solid door all finished in gloss enamel.

4.3 Ironmongery
Cylinder locks and stainless steel handles to aluminium entrance and balcony doors. 2 Lever lockset and satin chrome plated door handles to all internal doors.

5. CEILING

5.1 Parking garage
Off-shutter concrete.

5.2 Foyer and WC’s
Suspended Donn screw up grid system with 9.5mm Gypsum Rhinoboard, skimmed and finished with Acrylic PVA.

5.3 Offices
1200 x 600mm Soundstop 2000 Dune Premier or similar lay in ceiling tiles in Donn ceiling system.

6. ROOF

Chromadek roof sheeting, colour charcoal / dark grey, on purlins on steel trusses / frames with closed roof ends and exposed sprocket detail. All to structural engineers design.

7. RAINWATER GOODS

7.1 Gutters and downpipes
150 x 150 mm seamless aluminium gutters (charcoal / dark grey) and 110mm downpipes.

8. ELECTRICAL AND TELEPHONE

8.1 Distribution board
Recessed distribution board with single or three phase power supply as per electrical engineers’ design.

8.2 Metering
Supply to each unit measured individually.

8.3 Switched socket outlets
One 16A standard socket outlet and one data point for every 15 square meter floor area, mounted in three compartment, two cover power skirting (Le Grand or Execuduct or similar) with color finish as specified by the architect.

8.4 Lighting
Garage: twin tube fluorescent corrosion proof ceiling lamps.
Offices: 1200 x 600mm recessed triple tube fluorescent light fittings with low brightness reflectors in ceiling panels to provide a lighting level of 450 lux at working surface level. One light switch per 100 square meter floor area, mounted in standard flush boxes 1200mm above floor level.
Foyer: Ceiling lamps with low voltage down-lighters under landings.
Kitchen: Incandescent ceiling lamp.
WC’s: Incandescent ceiling lamp.

8.5 Air-conditioning
An allowance of 550 Btu’s per square meter of office area is included.

8.6 Telephone
One incoming Telkom conduit and blank box per unit.

8.7 General
All light switches, socket outlets and blank cover plates to be “Legrand Mosaic” or “Clipsal S2000” or similar as per electrical engineers’ design - colour: light grey.

8.8 Data installation

The developer’s responsibility in terms of wireways and infrastructure for data cabling systems shall be limited to the provision of powerskirting as per clause 8.3. The tenant/owner shall be responsible for all other wire ways, patch panels, cabling, outlets, jacks, servers, etc. required for data cabling systems.

9. SECURITY SYSTEM AND ACCESS CONTROL

9.1 Security system
As per developers’ s detail if applicable.

9.2 Access control
The Developer shall provide an access control system between the main entrance to the site, the main entrance(s) into each building and the reception area of each section. The system shall provide audio communication only (no video communication) between the designated points to facilitate entry to visitors. Tenants shall gain access by means of hand-held RF transmitters (“remote controls”) and/or proximity readers with access tags.

10. PLUMBING

10.1 Toilet
Duravit Duraplus wash down WC suites with dual flush operation and cisterns for each unit. Duravit Dune 55cm wash hand basin on wall hangers with basin mixer for hot and cold water.

10.2 Kitchenette
Double end bowl stainless steel sink as per ROCO or similar single tap hole sink mixer tap, mounted on Melamine cupboard.

10.3 Piping
All piping to be built in. “Diana” bottle trap or similar to basins, PVC ‘P’ trap to sink.

10.4 Metering
Bulk water metering controlled by Body Corporate.

10.5 Hot water
One Triton TW10i instantaneous water heater or similar per unit. Hot water available at wash hand basins and kitchenette.

11. DRAINAGE

Ventilated “closed” drainage system with rodding eyes, overflow gulleys and stub stacks.

12. TILING

12.1 Entrance foyer
Floor tiles to foyer, stairs and landings as per client.

12.2 WC’s
Ceramic floor tiles at an allowance of R 100.00 per square meter. Ceramic wall tiles to splash back at an allowance of R 100.00 per square meter.

12.3 Balconies
Natural stone tiles to balconies.

13. CARPETS

To an allowance amount of R 75.00 per square meter.

14. GLAZING

14.1 Toilet windows
4mm obscured glazing as prescribed by AAAMSA and SABS standards.

14.2 Front door and Balcony doors
6mm safety glazing or as prescribed by AAAMSA and SABS standards.

14.3 Other
4mm clear float glass as prescribed by AAAMSA and SABS standards.

15. EXTERNAL WORK

15.1 Main Access and Distribution Roads
Asphalt Premix to Engineer’s specifications, with precast concrete barrier kerbs and painted road markings.

15.2 Parking Bays
Brick pavers or similar with coloured brick demarcations.

15.3 Signage
Complex signage and directory signage only provided by developer.

15.4 Entrance lighting
Weatherproof fittings as per electrical engineers’ design.

15.5 Area Lighting
Lamp posts with luminaires as per electrical engineers’ design.

15.6 Security Fence
1800mm high profiled palisade fence with split top, hot dip galvanized and epoxy coated, with decorative concrete columns and brick panels in areas.
