GENERAL GUIDELINES
All building work shall be carried out by a NHBRC Registered Home
Builder who will comply with the obligations to housing consumers
and the NHBRC under the terms of the Housing Consumers Protection
Measures Act 1998.
Walls
External –cement maxi. Internal – cement maxi.
All
internal walls to get one coat of plaster and outside walls to
be smooth plastered with plaster bands as per approved plan.
Windows
Aluminum window frames – bronze anodised (or as per Architect)
- all opening sashes, including sliding doors.
Ceilings
Downstairs: Skimmed to soffit of concrete slab; Upstairs: skimmed
to rinoboard (or similar)
Doors & Frames
Exterior - Hardwood, painted - white, 3 lever chrome locksets,
aluminium handles. Wood frames
Interior - Flush masonite hollow core, painted - white, 2 lever
chrome locksets, Aluminium handles. Wooden frames
Plumbing
Sanitary Fittings:
• Bath, WC,
• Basin - white acrylic/ceramic
• Taps,
chrome handles (Mixer Taps) as per the standard range supplied
by the Seller (or similar)
• Hot Water Cylinder - 150 liter pressure geyser.
Kitchen Sink:
• Stainless steel
Bathroom accessories -
• White epoxy coated & mirror above basin
Inc Vanity.
Shower doors:
• Aluminium standard with or without epoxy coating,
as recommended by architect.
Skirtings
75 mm pine skirting painted or varnished as per architect’s
recommendation.
Built-in Cupboards
Kitchen:
As supplied by Seller, standard no glass in doors, impact
edging to doors
Bedrooms:
White melamine, impact edging to doors
Floors
Carpeting to all bedrooms, tiles to lounge area, kitchen, bathroom(s),
stairs and study
Tiles and carpets: Chosen by architect, to be supplied by Seller.
Walls
Tiles - Kitchen; 600 mm high above worktops, sink and stove, Bathroom;
to 1.5m
Wall tiles: - Chosen by Architect, supplied by Seller.
Kitchen
All work tops in kitchen in Rustenburg Granite (or similar as provided
by Seller) with bullnosing , Black Oven & Hob & Extractor
supplied and fitted by Seller.
Paint Work
All external walls, internal walls, concrete surfaces, ceilings
and bagged surfaces to be painted with one coat primer and two
coats of PVA. Bathroom walls & ceilings to be finished using
Midas 230 PVA or equivalent. Internal doors to receive one coat
primer and two coats mat enamel. All in colours as per Seller’s
choice as recommended by architect.
Electrical
Distribution board. One stove and geyser point per unit. 1 X Television & 1
X telephone & 1 X DSTV Dish points per unit. Light and plug
points to specification. Light fittings, plugs & switches -
as specified by specialist appointed by Seller
Bathrooms with no outside windows to be fitted with extractor unit.
Roof
Roof Construction as per approved plan
Roof Covering: As per approved plan
Covered parking bay.
Notes:
No choices on finishes available, Seller’s standard range
to be fitted.
