STRUCTURE
An appointed engineer shall be responsible for the design of all
footings and surface beds. The roof construction shall be standard
concrete roof tile or similar as specified on the architectural
drawings placed on prefabricated SAP “gang nail” or
similar roof trusses, all according to SABS specification. UPVC
gutters complete with down pipes. The dwelling will be constructed
of cement bricks with joints as per engineers design.
WALLING
Perimeter walling will be 2,1m masonry plastered wall with 4 strand
electric fencing.
EXTERNAL WALLS
Window sills to be brick on edge, plastered. All windows to be
powder-coated aluminium. Glazing to be carried out in accordance
with SABS code of practice. External walls to be plastered and
painted to architects specifications.
INTERNAL WALLS
Kitchen walls are to have 600 high tiled splash back above counters
and behind space for fridge
selected from Seller’s samples. Living and bedrooms to be
provided with a 50mm wood skirting. Wall tiles to bathrooms to
be laid to 1500 high all round except in shower where tiles to
be laid to 2100. Tiles to be selected from Seller’s samples.
Internal walls to get one coat smooth plaster finish.
DOORS & FRAMES
The entrance doors to be an external quality hardwood door with
2 coats varnish fitted with 3 lever lockset & brass furniture
in a wooden frame. All internal doorframes to be meranti. Internal
doors to be hollow core with 2 lever locksets. Patio doors and
all windows to be powder coated aluminium.
FLOOR FINISH
Living areas, bathrooms & kitchens to be tiles as per Seller’s
sample. Bedrooms will be carpeted in Belgotex or similar, from
Seller’s samples. Patio of ground floor units and balconies
to upper units to be tiled in terracotta or similar as selected
by architect.
CEILINGS
Ceilings to be skimmed concrete with coved cornices where applicable.
2nd Floor ceilings to be
skimmed Rhinoboard and painted.
SANITARY FITTINGS
Units will be provided with a 150 litre geyser. Bath to be 1700mm
acrylic with grip handles. Taps and accessories to be as per samples
provided. Wash hand basins with standard pedestal. WC to be semiclose
couple WC double flaps. Mirrors: 500mm x 500mm mirror will be provided
to bathrooms.
KITCHEN FITTINGS
Kitchen cupboards (base units only) and pantry cupboard as per
sample board with stainless steel double bowl sink. Defy 600 Slimline
or similar stove, oven and extractor to be installed as per kitchen
plan selected from Seller’s samples.
ELECTRICAL
2 x Wall plug per main bedroom and 1 x wall plug per other bedroom.
1 x double plug and 2 x single plugs in kitchen and 1 x stove plug.
2 x double plug in lounge/ living room. Light fittings as per samples.
TV in main bedroom and living area and one telephone point will
be provided.
PAINT
Interiors to be painted white. Exterior to be painted as per architect’s
instruction. Enamel paint to be used on internal doors. Emulsion
P.V.A. paint primed and painted on internal walls and ceilings.
GENERAL
All allocated parking to be covered as per architect’s details.
Black top roads with “garden” type kerbing will be
laid to all roadways and parking areas. Ground floor units will
have demarcated gardens with ‘ranch’ type fencing.
Such exclusive use areas to be allocated to the units per the rules.
Guard house and gates as indicated on the Site Development Plan.
A Telkom intercom system or similar will be at the gate. Landscaping
and instant lawn will be done at Seller’s discretion. A swimming
pool and lapa will be provided. Water connection and meter included.
Washlines as per site Development Plan. One M-net TV point per
block with wiring to each unit. External staircases are concrete
constructed with tile finish per architect’s selection. Courtyards
within blocks to be paved and landscaped as per architect’s
specification.
NOTES
Developer may vary this specification with a similar or equal
product at their own discretion. Where there is a discrepancy between
the working drawings and the specifications, this specification
will prevail.
