Good quality finishes will be provided to Units as described below.

EXTERNAL

Driveway: Paving as per site plan.

Landscaping: The erf to be grassed as per landscaping lay-out. The site will be prepared to comply with municipal specifications.

Yard walling: Plastered & painted as per site plan.

FLOORS

Foundations & concrete surface beds or slabs to Engineers design.

Steel float finish to concrete floor in garages.

25 mm Cement screed finished off with a steel trowel to receive carpets and floor tiles as indicated on floor plan.

Floor tiling: To Kitchen and Bathrooms as per plan. Choose from Seller’s range – allowance of R80/m² (incl VAT) for tiles only. Terraces – allowance of R80/m² (incl VAT) for tiles. Note: Extra-over charge for laying non-standard tiles i.e. marble, granite, porcelain or similar.

Timber flooring: To Lounge and dining room as per plan. All timber floors to be sanded & varnished.

Carpets: To Bedrooms as per plan. Choose from Seller’s range – allowance of R100/m² (incl VAT) for carpets including underfelt and fitting.

Skirtings: Painted Timber skirting to all areas

WALLS

Cavity external and appropriate thickness internal walls built with clay bricks.

Plaster: One coat plaster to external walls, internal walls and window sills (except where tiled).

Paint: Three coats good quality paint to plastered walls. External shades to Architects specification. Maximum of two shades internally - choose from Seller’s colour chart.

Wall tiling: To Bathrooms (full height) and Kitchen (above cupboard counter top to underside of top cupboards. Choose from Sellers range – allowance R80/m² (incl VAT) for tiles only. Note: Extra-over charge for laying non-standard tiles i.e. marble, granite, porcelain or similar.

DOORS

Front door: Solid core flush door for painting and timber frame to Architect’s detail. Brass handle and escutcheon set with cylinder lock.

Internal doors: Semi-solid core flush doors for painting in steel lining to Architect’s detail. Brass handle and escutcheon set with two-lever lock.

Garage doors: Automated sectional overhead type. One remote control per unit.

WINDOWS

Powder coated aluminium windows, sliding doors and shopfronts to Architect’s colour, details and schedule.

BALUSTRADES

Gavanised steel & painted to Architect’s detail and specification.

ROOF

Roof trusses with "Cupula" type cement tiles will be used as per engineer's specification.

CEILINGS

Rhinoboard ceilings, cornices and bulkheads with access panels where required to Architect’s details. Ceilings to be skimmed with cretestone plaster and painted two coats white PVA paint.

CUPBOARDS

Kitchen: By Specialists as per Designer's layout including granite tops.

Bedrooms: By Specialists as per Designer’s layout. Choose from Seller’s range.

PLUMBING

Licensed plumbers will carry out all plumbing and drainage in accordance with Local Authority regulations.

Water supply: High pressure piping to Engineer’s design including entry point stopcock & meter.

Garden taps: Two per unit.

Bath: White Vaal or equal acrylic bath with undertile mixer, integral spout and overflow.

Hand wash basins: Vaal oval or equal drop-in vanity basin with mixer fitted to tiled concrete slab and fascia per Architect’s detail to bathrooms.

W.C.’s: White close-coupled WC suite including white double flap seat.

Shower/s: “Showerline” or equal glass screen with white powder coated aluminium frame and shower door. Undertile mixer with shower arm and rose.

Sinks: Stainless steel drop-in double sink with swivel sink mixer as pre kitchen design.

Brassware: “Exclusive Bathrooms Luna” range in chrome finish or equivalent as per samples.

Hot water cylinders: 150-litre Kwikot or equal 400-kpa hot water cylinder including all necessary valves, overflow and drip tray.

Accessories: Towel rails, toilet roll holders and soap dishes generally from “Dominus” range throughout. Mirrors above basins (600 x 1200mm) or vanity slab (900 x 1200mm).

ELECTRICAL

Licensed Electricians will carry out all electrical installations in accordance with SABS and Local Authority regulations.

Electrical layouts as per Engineer’s layout drawing and specification.

Fittings: Light switches, switched socket outlets and sundries equal to Clipsal 2000.

Metering: Prepaid metering system with meter an integral part of apartment distribution board.

Fire detection: No fire detection system allowed.

Television & DSTV: Installation of Master antenna, Satellite dish, cabling and distribution per Electrical Engineer’s layout drawing and specification. Television license and decoder by Purchaser.

Space heating: No underfloor heating, air-conditioning or space heating is provided. Underfloor heating can be provided at an extra cost.

ACCESS CONTROL

The entrance the units via the automated gates will be with a remote control / card system. Visitors to the building will be able to gain access via an intercom system situated at the front entrance and parking area. Owners/Occupiers will be able to view the visitor via their television set by means of one CCTV camera integrated with the television reticulation. The Owner/Occupier will then be able to allow the visitor to enter by releasing the door strikelock from within the apartment. Apartment doors will have conventional locks with doorbells to announce the visitor’s presence.

Alarm system: No provision is made for Apartment Intrusion Detection Systems.

Vehicular Access Control: Entrance to the premises will be via an automated sliding entrance gate. This entrance will be controlled via remote controls. One remote control will be issued per Apartment.

APPLIANCES

Defy slimline or equal undercounter oven, extractor hood & hob will be provided.

Electrical plug point, cold water supply stopcock and PVC waste connection provided for washing or dishwashing machines per kitchen lay-out.

EXCLUSIONS

Curtain tracks, blinds and window coverings.

Furniture and fittings.

Undercarpet or undertile heating.

Air-conditioning.

Should any of the listed items be unavailable the Developer reserves the right to change the specified item for another of equal or similar quality in conjunction with the Architect.
