OVERVIEW OF NAUTICA
Nautica is a modern well-designed apartment building within

DESIGN
The building has been designed by the well-known Paarl architects
Albertyn Viljoen, aided by Structural & Civil Engineers
Econ from Durbanville.
CONSTRUCTION
The construction of the complex will consist of
a concrete structure comprising concrete columns and claybrick
walls
plastered inside and outside with tile and paint finishes
on the inside and special coatings on the outside to ensure
durable finishes that will reduce maintenance. Exterior
walls will be of the cavity type to prevent water penetration.
FINISHES
The floor and walls of the units will be finished as follows:
Interior walls will be plastered with a single cement layer
and then painted with acrylic PVA paint, except in the bathrooms
and kitchens where the walls will be tiled with tiles chosen
by the purchaser. (Tile choice from samples on site.)

frame construction with splinterproof laminated safety glass.
Front doors will be wooden doors in a solidwood frame with
door handles as per sample.
Interior doors will be painted flat-surface doors in a galvanised
and painted rolled steel doorframe with door handles and
locks as per sample

Curtain rails will be of the single-rail type
LIGHT FITTINGS
As per samples on site.
ELECTRICAL APPLIANCES
An under-counter oven, a hob and an extractor fan will be
provided and installed in the kitchens.

SECURITY
All units will be provided with an electronic access
control and security intercom system. Entrances to under-cover
parking will be secured with electronically roll-up security
gates.
TV INSTALLATION
TV aerial installation will be serviced from a satellite
dish, which will provide the purchaser with the option of
connecting to international networks and broadcasts.
ROOF
COVERING
Chromadeck S. Profile roof sheets on prefab roof trusses
to detail. Colour as per architect choice.
TELEPHONE AND DATA
CONNECTIONS One telephone and Data / Internet Connection point will
be provided for a one bedroom apartment and two points will
be provided for two bedroom and loft apartments.
