1 ELECTRICAL

1.1 Access Points
One distribution board with facility for prepaid units.
Circuits for stove, geyser, light and plug points to electrical schedules.

1.2 Light points:
• As indicated on electrical layout plans. Copies attached.
• All plug and light switch covers to be Crabtree – Colour white.

1.3 Geysers:
• 1 x 150 litre geyser (1000 kPa).
• 60 amp single phase per unit.

1.4 Telephone:
• Two access points for telephone and modem access to be provided as indicated on electrical layout plans.

1.5 Intercom:
• One intercom system to service main entrance door and each individual unit.

1.6 Television:
• One TV access point for satellite (DSTV) or TV 1, 2, 3, e-tv.
• Access points as indicated on electrical layouts.

1.7 Security System:
• Security system will be provided at the Main entrances to the building.
• Units by individual owners.


2 MECHANICAL VENTILATION:

2.1 Extractor fans:
• One extractor fan in all bathrooms and connected to the light switch.
• Extractor fan to discharge in ducts.


3 SANITARY SCHEDULE:

Kitchen:
Sink: Quinline Stainless Steel type QLX651including 90 mm waste.
Cobra kitchen mixer or similar.
Cobra 10mm Angle regulating valve or similar.
Cobra Undertile Stoptap or similar.

Bathrooms:
Toilet suites: Close Coupled Suite by Vaal or similar.
Cobra 10mm Angle regulating valve or similar.
Basin: Vaal Basin or similar

Shower:
Cobra Single Lever shower mixer or similar.
Cobra dual function shower rose or similar.

Bath: Vaal or similar fibre glass laid on a sand bedding.
Mirrors: 1 x 600 x 700 high in bathroom installed in plastered recess.

Accessories: Chrome towel rail 705 x 420mm.
Chrome Toilet roll holder as Vision or similar.

4 INTERIOR:

4.1 Interior Walls:
• All walls to be covered with one fillercoat. All indentations to be filled with a crack filler and sanded down to a smooth finish.
• Two final coats wash & wear silk finish paint.
• All skirtings to be painted one universal undercoat and two coats eggshell finish.

4.2 Wall Tiles:
• Kitchens: 200 x 200 Ceramic tiles (Not Porcelain) to ceiling height.
( P.C. Sum R 80,00/m2)
• Bathrooms: 200 x 200 Ceramic tiles (P.C. Sum R 80,00/m2)

4.3 Flooring:
•Kitchen, Living areas, bathrooms and passages to be tiled with Ceramic tiles
( P.C. Sum R 100,00 /m2)
• Skirtings to be 100mm high ceramic tiles.
• Bedrooms to be carpeted with underfelt ( P.C. Sum R 120,00/m2)
• 120mm High SA Pine skirtings. Painted.
• Shower cubicle floors to be tiled with matt, off white mosaic tiles laid to falls to outlets.
(P.C. Sum R 140,00/m2)
• Underfloor heating to Living area and Bath rooms.

4.4 Ceilings:
•Cretestone plastered ceilings to be painted with one universal undercoat and two coats matt pva paint.
• Cornices to be painted as above.
• Cretestone plastered soffits of concrete slabs and painted as above.

4.5 Windows:
• White powder coated Aluminium as per window schedule.

4.6 Doors:
• Solid hardwood door and frame to main entrance. Painted.
• Semi-solid flush panel interior doors with paint finish.
• Floor mounted door stops.

4.7 Curtain Rails:
•By individual owner.


5 JOINERY FITTINGS:

5.1 Wardrobes:
• Doors: 16mm Melamine finish with 3mm edging 2.5m high. Colour white.
• Backing: 3.2mm Masonite hardboard with white finish one side.
• Carcases: 16 mm White Melamine with renolit edging.
• Shelves: 16 mm White Melamine with renolit edging.
• Ironmongery to be Brushed Aluminium.
• Hinges chromium plated steel.

NOTE: P.C. SUM FOR WARDROBES (Any installation over and above the allowed PC amount must be paid for by the purchaser directly to the manufacturer or supplier.)

5.2 Kitchens:
• Doors: 16 mm Melamine with 3mm high impact ¼ round edging.
• Backing: 3.2mm Masonite hardboard with white finish one side.
• Carcases: 16mm White Melamine with renolit edging.
• Shelves: As above.
• Plinth: 16mm Melamine. Colour to match doors.
• Tops: 30mm Solid Granite as Rustenburg or similar.

- Wall units above bottom units to be ceiling height with one adjustable shelf.
- Floor units to be 900mm high including top thickness of 30mm.
- Plinths to be 120mm high.
- Tops to be 30mm Solid Granite as Rustenburg or similar.
- Handles to be Brushed Aluminium.
- Hinges chromium plated steel.

6 APPLIANCES:

Stove:
• Defy four plate undercounter stove and Hob or similar.
• Defy overhead Extractor or similar.

NOTE: P.C. AMOUNT ALLOWED R 2500.00


7 TERRACES:

• Flooring: 300mm x 300mm Non slip ceramic tiles. ( P.C. Sum R 100.00/m2)
• Skirtings: 100mm high ceramic tiles similar to flooring tiles.
• Balustrades: Aluminium top and bottom rails with dia 40mm vertical supports max. 1,2m apart. Horisontal aluminium balusters between vertical supports. 5 Rows.
• Gas Rock Braai 550mm x 450mm


8 IRONMONGERY:

• Brushed Aluminium handles.


9 GYMNASIUM EQUIPMENT:

• Common areas will be landscaped.


13 SERVICES:

• Electricity: Prepaid electricity meters to be installed in each unit. Common areas to be metered separately and paid for by Body Corporate.
• Water supply: One bulk meter to be included in Body Corporate levy.
• Security: Access security will be provided by Developer.
• Telephone: To be applied for and paid by the purchaser.
• Postal service: Post boxes will be provided in the entrance area.
• Television: Only satellite dish and connection point in each unit will be supplied. All other expenses as decoders, subscriptions and TV licences will be for the purchaser’s account.
• Refuse: Central refuse area will be provided. Levy for removal will be included in Body Corporate Levy.
