Partitioning
25 linear metre of Rhino drywall partitioning per 100 square metre of rentable floor space, including one semi – solid door per 10 linear meter of partitioning.


3. WINDOWS

Black epoxy coated aluminium entrance doors with fixed glazing or aluminium opening sections as shown. Black epoxy coated louvres to allow for future air conditioning units. All to AAAMSA standards.

Suspended Donn screw up grid system with 9.5mm Gypsum Rhinoboard, skimmed and finished with Acrylic PVA.

Offices
1200 x 600mm lay in ceiling tiles in Donn ceiling system.

7. RAINWATER GOODS

7.1

Gutters and downpipes
150 x 150mm seamless aluminium gutters and 110mm PVC downpipes.
Continuous aluminium box gutters at valleys.


8. ELECTRICAL AND TELEPHONE

8.1

Distribution board
Recessed single phase board, with 60A main switch and earth leakage unit.

8.2

Metering
Supply to each unit measured individually.

8.3

Switched socket outlets
One 16A standard socket outlet for every 10 square metre floor area, mounted in three tier powerskirting on inside of external walls of the building.

8.4

Lighting
- Garage: twin tube fluorescent corrosion proof ceiling lamps
- Offices: 1200 x 600mm Prismatic recessed triple tube fluorescent light fittings in ceiling panels to provide a lighting level of 400 lux at working surface level. One light switch per 100 square floor are mounted in standard flush boxes 1200mm above floor level.
- Foyer: Ceiling lamps with low voltage downlighters under landings.
- Kitchen: Incandescent ceiling lamp.
- WC’s: Incandescent ceiling lamp.

8.5

Air-conditioning
Air conditioning will be provided through a combination of console type a/c units and split type a/c units, with average cooling capacity of 100w/m² for office space only.

Telephone
One incoming Telkom conduit and blank box per unit.

8.7

General
All light switches, socket outlets and blank cover plates to be CBi or clipsal 2000 range.


9. SECURITY SYSTEM AND ACCESS CONTROL

9.1

Security system
Each unit will be supplied with an alarm starter kit comprising a control panel, keypad, siren and three passive infra red motion detectors with a direct telephonic link via purchaser’s Telkom line to be centralized off-site monitoring control centre. Monthly monitoring charges will be for the account of the individual purchasers.

9.2

Access control
A guarded boom and gate will be operated during working hours.
After hours access to tenants will be via remote control.
After hours visitors to contact tenants via Mircom system.
Each unit will be linked to a Mircom system at the entrance gate. Monthly costs for the account of the Body Corporate to be divided pro rata between the purchasers. An intercom system from the front door to each section will be installed at each building.


10. PLUMBING

10.1

Toilet
Two close-coupled WC suites and cisterns for each unit Vitreous china wash hand basin on wall hangers with basin set pillar taps for hot and cold water.

10.2

Kitchenette
Single end bowl stainless steel sink with single tap hole sink mixer tap, mounted on melamine cupboard with two open shelves above.

10.3

Piping
All piping to be built in.
Bottle trap to basins, PVC ‘P’ trap to sink.

10.4

Metering
Bulk water metering controlled by Body Corporate.


11. DRAINAGE

Ventilated “closed” drainage system with rodding eyes, overflow gulleys and stub stacks.


12. TILING

12.1

Entrance foyer
Ceramic floor tiles to foyer, stairs and landings as per sample.

12.2

WC’s
Ceramic floor tiles at an allowance of R60.00 per square metre.
Ceramic wall tiles to 1200mm height at an allowance of R55.00 per square metre, with timber dado rail.

12.3

Balconies
Ceramic tiles to balconies as per sample.

12.4

Mirrors
450 x 600mm mirror above all wash hand basins.


13. CARPETS

Belgotex “Berber Point”, ‘Basket Weave”, “Diagonals or ‘Pavilion” at an allowance of R65.00 / per m²

14.1

Toilet windows
4mm obscured glazing.

14.2

6mm safety glazing or as prescribed by SABS.
